1. Acceptance of Terms

By accessing the services provided by Saigon Haven Rentals, whether through our physical office at 45 Le Duan Boulevard, District 1, Ho Chi Minh City, or via our digital platforms, you agree to be legally bound by these Terms and Conditions. If you do not agree with any part of these terms, you may not utilize our real estate services.

2. Rental Agreements and Property Usage

All lease agreements facilitated by Saigon Haven Rentals are subject to the specific terms negotiated between the landlord and the tenant. As a facilitating agency, we ensure that all properties presented meet our premium standards of quality; however, specific usage rules apply:

  • Properties must be used strictly for their designated residential or commercial purposes as outlined in the lease.
  • Tenants are required to comply with all building management regulations, community rules, and local Ho Chi Minh City ordinances.
  • Subleasing, unauthorized alterations to the property, or usage for illegal activities under Vietnamese law is strictly prohibited and will result in immediate termination of the agreement.

3. Fees, Deposits, and Payments

Agency fees (if applicable), security deposits, and advance rental payments are explicitly outlined in individual service and lease agreements prior to finalization. All financial transactions are conducted in Vietnamese Dong (VND) unless a lawful alternative is explicitly agreed upon in writing, strictly conforming to the financial regulations of the State Bank of Vietnam.

Deposits are held by the property owner and are refundable at the end of the lease term, subject to deductions for damages, unpaid utility bills, or breaches of the rental agreement.

4. Limitation of Liability

Saigon Haven Rentals acts diligently to verify the condition, legal status, and ownership of all listed residential and commercial properties. However, our liability as an agency is limited to the provision of introductory and negotiation services.

We cannot be held liable for undisclosed structural defects, sudden changes in property availability by the landlord prior to signing, or disputes arising directly between landlords and tenants after the execution of a legally binding lease agreement.

5. Governing Law and Contact Information

These terms, as well as any separate agreements whereby we provide you services, shall be governed by and construed in accordance with the laws of the Socialist Republic of Vietnam. Any disputes shall be resolved in the competent courts of Ho Chi Minh City.
